Introduction

In Wychwood Park in Toronto, we had the pleasure of working with a professional couple with three kids who had outgrown their home. The interior of their house was outdated and in need of significant upgrades, and space was becoming a major issue. They were recommended to us by a colleague and their architect, PHD Design. Their goal was to expand and modernize their home to accommodate their growing family, giving each person their own space while maintaining a comfortable, cohesive environment.

Approach

Our approach focused on collaboration and ensuring the project stayed on budget and on schedule, despite a busy building season. We worked closely with the clients and the designer to select materials and design elements that fit both their budget and their vision. Our goal was to deliver a custom addition and renovation that provided ample space for their family while transforming their home into a modern, functional, and beautiful living space.

Implementation

Executing this project involved navigating several challenges, particularly in construction scheduling and managing the complex renovations:

  1. Early Framing and Structural Solutions: The project began with the framing process, which was a bit unconventional due to scheduling constraints. Our framers had an early opening and began framing from the third floor down. At the same time, we were excavating and underpinning the rear basement addition. This required careful coordination, as we saved the two side walls to brace the structure while the framing was completed.

  2. Tight Scheduling: The construction season was exceptionally busy, and tradespeople were working within very tight time slots. Despite these constraints, we were able to keep everything moving by staying flexible and keeping the lines of communication open with the clients and the trades.

  3. Timely Completion: We managed to finish the renovation just before the onset of COVID-19, ensuring the family had a newly renovated home to enjoy during the challenging period that followed. This was especially important, as the new design provided each family member with their own space to retreat to while also having a light, open family area where they could spend time together.

Result

The result was a beautifully renovated home that perfectly met the needs of this family. Key outcomes include:

  • Increased Living Space: Each of the five family members now has their own space to work, play, and relax, creating a harmonious living environment.

  • Modernized and Functional Design: The home was completely updated with modern finishes and thoughtful design elements, giving the family a beautiful, comfortable space to live in.

  • On-Time Delivery: Despite a busy building season and the complexities of the renovation, we were able to complete the project on time, just before the COVID-19 pandemic, providing the family with the space they needed when it mattered most.
